Gila Foothills Development Advances Amidst Community Debate

In Laveen, Arizona, a contentious proposal known as the Gila Foothills project has taken another significant step forward. On April 4th, the Phoenix Planning Commission recommended approval for this ambitious plan, which includes an auto mall, hospital, resort, and thousands of housing units. Situated near Estrella Drive and 51st Avenue, the project has sparked heated discussions among stakeholders since its inception.

Striking a Balance Between Growth and Community Concerns

Finding Middle Ground: Despite initial disagreements, both the developer and vocal community members expressed gratitude for the collaborative efforts that led to compromises. While some issues remain unresolved, recent negotiations have largely satisfied concerns from both sides, paving the way for progress.

Densification Dilemma: One lingering point of contention revolves around the density of proposed housing units. While the Laveen Village Planning Committee initially endorsed a plan for 1,700 units, the developer sought approval for 2,200 units. The Phoenix Planning Commission ultimately sided with the developer, emphasizing the need to balance growth with community interests.

Addressing Community Concerns: Local residents, while appreciative of concessions made, still voice reservations about increased housing density. Concerns about infrastructure strain and rapid development in the area persist, underscoring the importance of careful planning and community engagement.

Future Prospects: As the Gila Foothills project progresses, the Phoenix City Council will have the final say on its approval. Balancing economic development with community needs remains paramount as stakeholders navigate the complexities of urban growth and sustainability.

Economic Benefits and Tax Revenue: The inclusion of an auto mall in the development plan presents significant economic opportunities for Laveen. Expected to generate substantial tax revenue, the project aims to benefit the local economy while providing essential services and amenities for residents.

The Gila Foothills Planned Unit Development changes the existing commercial and residential entitlements to promote a mixed-use development located adjacent to the recently completed Loop 202 Freeway. The development encompasses approximately 290 gross acres of land located to the north and south of the intersection of Estrella Drive and 51st Avenue, extending from the Freeway to 47th Avenue.  It includes a mixture of land uses such as employment, commercial, health care, an EV-focused auto campus and multi-family. The development also identifies the location of a planned public trailhead at South Mountain Park with connections to local and regional public trails.

    So from the EXISTING community – contentious, concerns over density,reservations about over crowding. concerns over infrastructure. Balanced out by increased tax revenue,economic development. And City of Phoenix bent over backwards to accommodate what the DEVELOPERS wanted. All about the $$$$$ not about existing residents.
